| RENT
AND OCCUPANCY |
The
minimum stay is 7 nights. The entire rent, taxes, security
deposit and cleaning fee are due and non-refundable 60 days
prior to your stay. The maximum number of guests including
children is as stated on the property listing. Additional
guests may be accommodated for an additional fee. Additional
days may be added to the stay, if available, at published
rates. There is no refund for early departure.

| RESERVATION
PRE-PAYMENT AND SECURITY DEPOSIT |
Total rental includes the nightly rent times
the number of nights, plus tax of 11.42%, plus a $500 security
deposit and a $400 cleaning fee. When the reservation is
confirmed a prepayment of 20% of the rent (including tax)
plus the security deposit and cleaning fee are due. Acceptable
forms of payment are credit card, check (reservation confirmed
when check clears), cashier's check or money order.
If a reservation is cancelled 60 days or
more prior to stay, the prepayment will be returned except
for a $300 cancellation charge. If a reservation is cancelled
59 to 30 days prior to stay, 1/2 of the prepayment will
be returned except for a $300 cancellation charge. Only
the security deposit and cleaning fee will be returned if
a reservation is cancelled less than 30 days prior to stay.
The $500 security deposit will be returned
after departure, barring any losses or damages to the home,
or abuse of these policies. Damages to the home must be
reported to the management company immediately. The cost
of repairing or replacing damaged items (normal wear and
tear excepted) will be deducted from the security deposit
and/or charged to the guest if damage exceeds the deposit.
The management company shall have the final word on damages.

| CHECK-IN
AND CHECK-OUT |
Check-in
time on the day of arrival is 4:00pm unless other arrangements
are made in advance. If guests advise us of arrival time,
they will be met at the airport and escorted to the property
for a greeting and brief tour of the home. Welcome gift
baskets, romance packages, start up grocery packages, event
packages and a variety of activities can be pre-arranged
(please see the Online Concierge
section for more information).
Check-out
time is 11:00am on the day of departure unless other arrangements
are made in advance. Departure procedures are:
1-
Put all dirty dishes in the dishwasher and start.
2- Put all perishable food in the refrigerator.
3- Strip all beds that have been used and leave dirty linens
on bed.
4- Leave the home neat and orderly with all trash and garbage
in appropriate containers.
5- Turn off all lights, fans, radios, TVs, etc.
6- Close all windows, doors, sliders, louvers, etc.
7- Lock all doors and leave keys on the kitchen counter.
Failure
to comply with check-out prodcedures may result in forfeiture
of part or all of the deposit.

| RULES
OF THE HOUSE |
Smoking
is prohibited indoors in all properties. Outdoor smoking
is allowed providing all butts are disposed of appropriately.
Initial
soaps and paper goods are provided. Additional goods are
the responsibility of the guest. Local phone calls (all
calls on the Big Island) are at no charge. Long distance
is blocked but long distance calls may be made with a calling
card, collect or with off premise charge.
Pool
and spa use is at the guest’s own risk. No lifeguards are
provided. Children must be supervised at all times when
using pools or spas. Owners and/or managers are not
responsible for accidents.
Properties
are, for the most part, in exclusive residential neighborhoods.
Guests must at all times respect the privacy, peace and
quiet of neighbors. Loud or obnoxious behavior and partying
beyond a reasonable hour is not acceptable.
Personal
property is at the sole risk and responsibility of the guest.
Personal property left on permises will be returned at the
request and expense of the guest. Lost keys will be replaced
at the cost of $25 per set.
Failure
to comply with these rules may result in forfeiture of part
or all of the deposit.
